Being a successful Letting Agent is about so much more than simply renting out properties, it’s about hand picking the right tenant. Maybe that sounds obvious, especially if you are in the rentals game. There are many complexities that can occur so ensuring you pick a trusted Lettings Agent is crucial!

There is a real art to hand picking the right tenant for the right property. Put the other way round, it’s about finding the right property with the right terms to suit the tenant. We take the time to get to know our potential tenants, landlords and their properties.

  • From a potential tenant’s perspective, this means that we find out what type of property you would like, for how long and what terms.
  • From a landlord’s perspective, we undertake credit backgrounds, previous rental references etc.

Matching the right tenant to the right property is more about good communication – effectively, we are match makers! We all know that a great relationship is borne out of clear expectations – we make sure that each tenant knows what happens when and for what reason.

There is always a temptation to get someone into your vacant property quickly. Reducing non-revenue producing periods is high on the list of priorities for us but we take the time to ensure we find the right match and reduce the void times by ensuring that tenant exits are always timed well so that another tenant can move straight in. The short-term gain of getting rent quickly from a new tenant might be appealing, but being too hasty might create a costly nightmare scenario in the long-term. Setting tenant selection criteria that looks at all facets of a potential tenant is the best way to keep you out of a nightmare situation.
