CHANGES TO LEGISLATION
The Renting Homes (Wales) Act 2016 comes into effect on 15 July 2022. It is the biggest change in Welsh housing law for decades.
As part of the Act, electrical testing, mains wired interlinked smoke alarms and carbon monoxide alarms will be required in all rented properties.
To help with the changes of the Act and to enable our landlords to act quickly, we have sourced estimates from electrical and gas contractors for the supply and installation of the required alarms and detectors.
We have obtained the quotes from various contractors in order to provide competitive rates for all landlords. However, we understand that you may wish to instruct your preferred contractor to complete the work.
Provide & install two mains powered smoke alarms, with 9v battery backup with wireless interlinked bases. £330.00 (Inclusive of VAT)
Additional mains powered smoke alarm (if required*) with 9v battery backup with wireless interlinked bases. £132.00 each (Inclusive of VAT)
Whilst carrying out the gas safety testing or electrical appliance testing. £30.00 per alarm (Inclusive of VAT) Plus the usual gas/electric test certificate charge
A call out not part of a gas safety test or electrical appliance test. £30.00 per alarm (Inclusive of VAT) Plus call out charge of £78.00 (Inclusive of VAT)
The legislation dictates that properties will be deemed unfit for human habitation where smoke alarms aren’t installed or aren’t in good working order, and rent will not be payable by the tenant for the unfit period. Notice cannot be served.
The Landlord legislation on Smoke Alarms deadline date is fast approaching, and contractors’ resources will be limited. If you are a landlord currently using our property management service, we will instruct the contractors as soon as possible (with your go ahead) to enable them to undertake the works in a timely manner and, most importantly, to ensure you comply with legislation.
