A service like this is most appreciated at this time of year when the last thing you want to be doing is organising emergency call out contractors to go to the property when you should be enjoying a peaceful Christmas.
Our service includes:
Appraisal of property and advising as to the likely rental income.
Advice on the letting process and the current legislation.
Advice on areas of refurbishment and/or repairs required prior to letting.
Professional photography, floorplans, To Let board, mailshots to applicants who register with us. We market all of our properties on Rightmove & our own website.
Accompanied viewings where required.
Credit referencing of prospective tenants.
Preparation of the relevant Tenancy Agreements and Notices.
Taking a deposit from the Tenant to be held in accordance with the Tenancy Deposit Protection Scheme.
Issuing Section 21 Notice of Possession where required.
Liaison with Landlord’s mortgagees where necessary with regard to references and Tenancy Agreement.
Creating a detailed inventory/schedule of condition including photographs.
Taking meter readings and advising service companies of transfer of service.
Check in – we will meet the tenants on the tenancy start date at the property to go through the inventory and take meter readings
Collecting the rent monthly in advance and paying over to the Landlord monthly
(normally sent within 7 working days of collection) less any fees or expenses due
or incurred for the period. Payments will be made by direct bank transfer together
with a detailed rent statement.
Arranging annual rent increase in accordance with the Tenancy Agreement.
Initial Management Visit of the property after first month followed by regular visits
every four months where possible. Responsibility for and management of vacant
property is not included. Void visits to vacant properties can be organised by prior arrangement at an extra charge.
Co-ordination of minor repairs or maintenance (up to a value of £500.00) including arranging for tradesmen to attend the property to obtain estimates, up to a maximum of two, where necessary and settling accounts from rents received whilst the property is let.
Arranging annual gas and electricity safety checks and electrical installation reports and making payments on behalf of the Landlord from rents received.
Checking Tenants out of the property against the detailed inventory/schedule of condition at the end of the tenancy.
Arranging deposit return le¬ss any agreed sums in accordance with the Tenancy Deposit Protection Scheme.
